Most rooflight failures we see come from a botched upstand or an under-spec glass build-up. We size every rooflight to the spans involved, provide stamped structural calculations, and stay involved through to building control sign-off. Walk-on glass especially: we will not quote on dimensions alone.

When a rooflight is the right answer

Single-storey extensions

The biggest single use we see. A flat rooflight in the middle of a kitchen extension turns a dim back-of-house room into the brightest part of the home.

Loft conversions

Velux-style and bespoke fixed lights for sloping roofs.

Flat roofs over halls and bathrooms

A small rooflight in a landing or hallway adds enormous daylight benefit for relatively low cost.

Walk-on glass

Flat rooflights you can stand on. Used for inset basement light wells, terrace lighting and modern architectural details.

Flat fixed rooflight

A frameless or slim-frame square or rectangular light, fitted to a builder-formed upstand on a flat roof. The most popular product.

Lantern rooflight

A multi-pane raised structure that looks like a Victorian conservatory roof. Used over kitchen islands and dining tables in single-storey extensions.

Walk-on glass

Toughened laminated structural glass with a slip-resistant finish, sized to take walking loads. Used in basement light wells and rooftop terraces.

Opening rooflights

Electric-opening flat lights, useful for ventilation and smoke escape. We can integrate with smart home control where required.

Pyramid and pitched lights

Less common but still made for the right project.

Glass spec & sign-off

Toughened, self-cleaning, signed off to Document L.

Standard fixed flat rooflights are double-glazed, with toughened glass on the bottom and toughened laminated glass on top. The outer pane has a self-cleaning coating that uses UV light and rain to keep the surface clear. Walk-on glass is triple-laminated toughened glass with a slip-resistant ceramic frit on the top surface.

Most rooflight installs need to comply with Document L (energy efficiency) and Document A (structure). For walk-on glass, Document K applies as well. We size the glass to the spans involved, provide the structural calculations and hand over the certificates as part of the install. If the rooflight is part of a larger extension where building control is already involved, we work with your builder and your inspector to keep paperwork tidy.

How we work

How the job runs

Five steps. Same on every glass rooflights job, big or small.

Site survey

We visit, measure the opening, check the upstand spec and confirm the glass and frame options. We will speak to your builder about the upstand if helpful.

Structural sizing

Glass is sized to the spans involved, with a Document A and (for walk-on) Document K calculation pack supplied with the quote.

Manufacture

Glass cut, toughened and laminated at our supply chain partners; self-cleaning coating applied to the outer pane. Two to four weeks typical.

Install

Usually a single-day job once the upstand is ready. We co-ordinate with the builder so the flashing detail is right.

05

Sign off

Structural calcs and Document L paperwork emailed to you and your building inspector within a week.

Most installs need to satisfy Document L for energy efficiency. Walk-on glass also needs to satisfy Document K. We handle the calculations and provide certificates.
Self-cleaning glass has a coating that uses UV light to break down organic dirt and rain to wash it away. On a rooflight, where you cannot easily reach the top surface, self-cleaning is genuinely useful. We recommend it for almost all flat rooflights.
Yes. Electric-opening flat rooflights are a popular option, useful for ventilation and as a smoke escape route in some scenarios.
The install itself is usually a single day. The builder-formed upstand needs to be in place first. Manufacturing lead times for the glass run two to four weeks.
Walk-on glass is structural glass designed to take human walking loads. It is triple-laminated toughened glass with a slip-resistant top surface. Used in light wells, terraces and architectural floor details.
Not if it is installed correctly. The most common cause of rooflight leaks is poor builder-formed upstand and flashing detail rather than the rooflight itself. We are happy to brief your builder on the upstand spec before they form it.
